Share your building passport with third parties

Recently, the Flemish government has made it possible to share your building passport with third parties. As an owner, you can give others permission to consult your building passport through a secure link. For example, a prospective buyer, a prospective tenant, your real estate agent or an adviser can obtain the information before he / she visits your home.

For those who have not yet heard of the building passport: it is a free digital passport, developed by the Flemish government, that collects all digitally available information about your house in one central platform. The basic version was released last year. The recent upgrade creates the possibility for third parties to consult your building passport from home. To consult the building passport, citizens are able log in with their eID, federal token or with the itsme app at https://woningpas.vlaanderen.be.

 

And what about privacy?

The Flemish government manages the building passport, so the information is reliable, safe and treated with respect for your privacy. Owners of the buildings are the only ones who have access to information about their home at any time. The owner decides whether he wants to grant temporary access to third parties, for example in the context of a sales agreement.

This can be done through the creation of a one-time activation code that can be shared with the person to whom you want to grant access.

The code is only valid for one week. The recipient must log in through his/her eID, federal token or the itsme app and then enter the code to access your building passport.

There is however the possibility to extend the authorization. The building passport gives an overview who has access to your building passport.

Why is sharing a building passport so useful?

Suppose someone wants to sell or rent your home. From now on the owner can show the information in your building passport to interested buyers or tenants by giving unique access per person. Furthermore, the owner can also give your broker or notary access to your building passport in the same way to smoothen the administrative process.

Even if someone plans renovation works and wants advice from an energy expert or architect the tool can be useful. The building passport can be shared with these experts so that they already get an idea of ​​the condition of your home.

What information can already be found in the building passport and what is still to come?

At the moment the following information can be found:

  • the energy and insulation aspects of your home, based on the EPC or EPB file,
  • general building information,
  • an estimate of the solar potential,
  • the mobiscore,
  • soil information and the soil certificate,
  • the history of the urban planning permits that were applied for on paper at the time,
  • numerous relevant environmental maps (flood sensitivity, immovable heritage,…)

What can you expect?

The building passport is systematically supplemented with more information. By the end of 2020, the passport will also contain an overview of the energy renovation works for which owners have received subsidies from the network operator. Permits submitted via the Digital Building Application will also be included this year.

In this way, the building passport will systematically contain more and more up-to-date information about all improvement works.
